The agreed price is only the headline on a resale purchase in Hebbal. A full Prestige Misty Waters cost sheet adds stamp duty, registration, association charges, and sometimes brokerage and loan fees, and together these can move your total outlay by several lakh. Since the developer has sold every home in both phases, each purchase today is a resale between two owners. That changes which charges apply, which do not, and who you pay. Below, we set out every line item, explain what drives each one, and show how to build a realistic budget before you make an offer.

Why a Resale Cost Sheet Looks Different

New launches carry GST, developer-set floor rise charges, and a construction-linked payment schedule. None of that applies here. Both phases are complete: Phase 1 was handed over around July 2017, and the Vista Tower reached its completion date of 28 February 2022. Resale homes in a completed project attract no GST, and the price you pay is negotiated with the seller rather than fixed by a price sheet.

What remains are statutory charges, association costs, and your own financing costs. Many buyers overlook these, which is why the hidden costs of buying resale flat stock often surprise first-time purchasers. The good news is that almost every figure can be estimated before you sign.

The table below lists each component on a typical resale purchase. Prices for individual homes are shared on request, because they vary by floor, view, furnishing, and parking.

Stamp duty and registration together come to roughly 7.6% for properties above Rs 45 lakh in Bengaluru. Our guide to Karnataka stamp duty on flats explains how guidance value affects that figure.

Association and Maintenance Costs

Once you own a home here, the owners' association becomes your landlord for shared services. It sets the transfer fee on a change of ownership and usually asks for maintenance in advance. Those charges cover security, lifts, common services, and landscaping across two clubhouses and around 70% open space.

Diesel generator (DG) back-up covers 100% of homes and common services, but its consumption is metered and billed separately. Ask the seller for the last few maintenance and DG bills; they give you the most accurate monthly estimate.

Financing Costs to Add

If you are buying with a loan, lenders charge processing fees, and legal and valuation checks are usually billed to the borrower. Your equated monthly instalment (EMI) sits outside the purchase cost sheet, but it decides whether the total is affordable. Our home loan guide for resale buyers here walks through eligibility and sample EMIs.

Building a Resale Flat Total Cost Bangalore Buyers Can Trust

A realistic resale flat total cost Bangalore buyers can rely on starts with the agreed price and adds each line above. We suggest a simple order of work:

  • Confirm the agreed price and parking count with the seller in writing

  • Estimate stamp duty and registration at the current guidance value

  • Ask the association for its transfer fee and advance-maintenance demand

  • Add brokerage, if any, and your lender's fees

  • Keep a small buffer for minor repairs or repainting before you move in

Phase 1 homes, handed over around 2017, may need more upkeep than Vista Tower homes completed in 2022. A pre-purchase inspection helps you price that in.

Does the Phase Change the Numbers?

Statutory charges work the same way across the estate, but other lines can differ. Phase 1 offers 2, 2.5, 3, and 4 BHK homes from ~1,134 sft to ~2,483 sft, so larger homes naturally carry larger stamp duty and maintenance bills. Vista Tower homes range from 1,339 sft to 1,693 sft and were completed in February 2022, which can mean fewer repairs in the first few years. Parking also matters. Karnataka RERA records show 23 parking spaces for sale in the Vista Tower, so confirm how many car parks come with any home you consider, since a second slot adds value and can change the agreed price.

Common Mistakes on Resale Budgets

Buyers most often underestimate three things. First, they budget stamp duty on the agreed price without checking the guidance value, which can be higher for some units. Second, they forget that advance maintenance may cover several months at once. Third, they skip a condition check and discover repainting, waterproofing, or fixture replacement after moving in. None of these costs is large on its own, but together they can stretch a tight budget. Planning for each item before you make an offer keeps negotiations clean and avoids last-minute surprises at the sub-registrar's office.

How We Help With the Numbers

We also check the title chain, sale deed, Khata, encumbrance certificate, and association no-objection certificate (NOC) before you commit. See the price overview or ask our team for a cost sheet.
