A developer's history is the best guide to how it will treat buyers. The Prestige Group track record spans four decades in Bangalore, a listing on both major stock exchanges, and a portfolio that now stretches across several Indian cities. For resale buyers, it also shows up on the ground in completed communities such as Misty Waters in Hebbal. Below, we look at the company's history, its scale and recent results, what it has delivered in Bangalore, and how to read that record when you weigh a Prestige home, whether new or resale.
The Prestige Estates Projects history begins with a family business founded in 1956; the real estate company itself was incorporated in 1986 and is headquartered at The Falcon House on Main Guard Cross Road, Bengaluru. Irfan Razack serves as Chairman and Managing Director. Over the decades, the group grew from Bangalore residential projects into offices, retail, hospitality, and rental assets, and its shares now trade on both BSE and NSE.
The company has developed more than 300 projects, and its footprint now covers Bengaluru, Mumbai, the National Capital Region, Hyderabad, Chennai, and other cities, including Goa, Kochi, Mangaluru, and Mysuru.
Recent years show both growth and the ups and downs of a large developer. In the financial year 2025–26 (FY26), Prestige reported record residential pre-sales of about Rs 30,024.5 crore, up 76% on the year before, with collections of about Rs 18,514.6 crore. It sold about 22.28 million sq ft across 11,692 homes and launched about 31.84 million sq ft of new projects.
The previous year was tougher. In FY25, sales bookings fell 19% to about Rs 17,023 crore, which the company attributed to launches deferred by approval delays. That swing is a useful reminder: even large developers face regulatory timelines, which is one reason completed homes appeal to buyers who want certainty.
Completions matter more to buyers than launches. In the first nine months of FY26, Prestige completed about 12.71 million sq ft of development, and by June 2026 it had completed 19 million sq ft in Hyderabad alone, with more under way. Its development pipeline stood at 130 projects covering about 199 million sq ft at the end of 2025.
Credentials support that record. The company carries a CRISIL DA1 developer rating and is a member of CREDAI Bengaluru, and in September 2026 CRISIL upgraded its environmental, social, and governance (ESG) rating to "Strong". Our guide to Prestige Group awards and ratings explains what these mean.
Prestige completed projects Bangalore buyers can inspect include residential communities across the city. In North Bangalore, Misty Waters is a clear example: five towers and 558 homes on about 6 acres at Kempapura, with Phase 1 handed over around July 2017 and the Vista Tower completed on 28 February 2022, as recorded by the Karnataka Real Estate Regulatory Authority (RERA). Walking through a completed estate shows how a developer's finishes, landscaping, and common areas have held up years after handover.
At Misty Waters, that means imported marble in living areas, a reinforced cement concrete (RCC) frame with shear walls, two clubhouses, and around 70% open space.
Prestige is more than a housing developer. Its commercial portfolio includes office campuses, malls, and hotels, and in FY26 its retail assets ran at about 99% occupancy. Those rental businesses give the group a steady income stream alongside home sales, which can help it weather slower years in residential demand. For home buyers, a diversified developer is generally better placed to keep projects moving when one segment slows, though each project still needs to be judged on its own approvals, funding, and progress.
A strong record is a starting point, not a guarantee for every project. We suggest three checks. First, visit completed Prestige estates of a similar age to the one you are considering. Second, check the specific project's RERA record for approvals, completion dates, and any complaints. Third, speak to residents about maintenance and after-sales support. Our guide on whether Prestige is a good builder walks through those checks in detail.
For resale buyers, the developer's record shows in build quality, documentation, and demand. Homes from established developers often attract more buyers and tenants, and lenders are comfortable with well-documented completed projects. At Misty Waters, all homes are resales, and prices are shared on request. See the specifications to judge the finish for yourself.
