Developer brochures often list awards and ratings, but few buyers know what they actually measure. Prestige Group awards and ratings include a CRISIL DA1 developer rating, FIABCI awards for residential and commercial projects, membership of CREDAI Bengaluru, and an environmental, social, and governance (ESG) rating recently upgraded by CRISIL. Each tells you something different, and none replaces checks on the specific project you are buying. Below, we explain what each credential means, how much weight to give it, and how to combine it with first-hand checks at a completed estate such as Misty Waters in Hebbal.
Ratings and awards offer an outside view of a developer. A rating agency looks at execution ability, financial strength, and delivery history; an awards jury looks at design and quality on specific projects. Neither guarantees that every home will be perfect, but together they help separate established developers from those with little independent scrutiny. They are especially useful when comparing developers you have not dealt with before, or when buying from overseas.
The CRISIL DA1 rating meaning is straightforward once you know the scale. CRISIL, one of India's main rating agencies, grades real estate developers on their ability to deliver projects to the promised quality and timeline, looking at track record, financial strength, and project management. DA1 is the top grade on that scale, indicating a very strong ability to deliver. Prestige's brochures carry the CRISIL DA1 mark.
A developer rating is different from a credit rating on a company's debt. It focuses on the buyer's concern: will the project be completed as promised?
A FIABCI award real estate India developers receive comes from the International Real Estate Federation, a global body whose Prix d'Excellence awards recognise projects for design, execution, sustainability, and contribution to the community. Prestige has won FIABCI awards for both residential and commercial work. These awards judge specific projects rather than the whole company, so they show what the developer can achieve at its best.
Prestige is a member of CREDAI Bengaluru, the city chapter of the Confederation of Real Estate Developers' Associations of India. Membership commits developers to the association's code of conduct and gives buyers an additional forum for grievances. It is a baseline credential shared by many established developers rather than a mark of distinction on its own.
In September 2026, CRISIL upgraded Prestige's ESG rating to "Strong" for FY26. ESG ratings assess how a company manages environmental impact, social responsibilities such as worker safety, and governance practices such as board oversight and disclosure. For buyers, strong governance is the most relevant part, since it relates to transparency and how the company handles commitments.
Credential | What it measures | How to use it |
|---|---|---|
CRISIL DA1 | Ability to deliver projects on time and to quality | A strong signal on delivery; still check the specific project |
FIABCI awards | Excellence on specific projects | Shows capability at its best |
CREDAI membership | Adherence to an industry code | Baseline credential |
CRISIL ESG "Strong" | Environmental, social, and governance practices | Useful on governance and transparency |
Use these as filters, then look at the project itself. For a completed estate, that means inspecting finishes, lifts, and common areas, and reviewing the association's records.
Ratings and awards are only part of the picture. Several other signals are easy to check and often more telling. The Karnataka Real Estate Regulatory Authority (RERA) portal shows registrations, completion dates, quarterly updates, and complaints for each project. A listed developer's results show how much it sells, collects, and completes each year; in FY26, Prestige reported record pre-sales of about Rs 30,024.5 crore. Completed estates show how buildings have aged. And residents offer first-hand views on maintenance and service after handover.
A rating reflects the developer as a whole at a point in time, while your purchase involves one project and one home. That gap matters. A strong developer can still have a project that runs late, and an ordinary-looking estate can be exceptionally well maintained by its residents. For new launches, weigh the developer's delivery record most heavily. Resale buyers in completed estates should instead focus on condition, documentation, and the association's finances, since the developer's job there is already done.
At Misty Waters in Kempapura, the credentials translate into a finished product you can inspect: an RCC (reinforced cement concrete) frame with shear walls, imported marble in living areas, 100% diesel generator back-up, and two clubhouses across around 70% open space. Phase 1 was handed over around July 2017, and the Vista Tower reached completion on 28 February 2022. Our Prestige track record profile covers the wider history, and our guide to listed developer benefits for buyers explains another layer of scrutiny. See the specifications for full details.
