North Bangalore has become one of the country's most watched housing markets, and 2026 has reinforced that position. Our North Bangalore real estate market outlook for 2026–27 looks at where demand is coming from, how prices are moving, what new supply is arriving, and which infrastructure milestones matter most over the next 18 months. The short version: demand remains strong, prices are rising more slowly than in the post-pandemic surge, and completed homes in well-connected pockets such as Hebbal hold a clear advantage. Below, we set out the evidence and what it means for buyers.
Bengaluru has outperformed most Indian cities this year. Residential sales rose 5% year on year in the first half of 2026 to 27,968 units, the fastest growth among the eight largest markets, while new launches rose 4% to 34,749 units. Average residential prices across the city reached about Rs 9,354 per sft. The second quarter confirmed the trend, with Bengaluru standing out as sales across the top seven cities fell 6% year on year.
Demand has shifted upmarket. Homes priced above Rs 1.5 crore made up 62% of Bengaluru's sales in the first half of 2026, up from just 11% in 2022, as developers focused on larger, premium homes and affordable launches all but disappeared.
North Bangalore property prices 2026 reflect that premium tilt. In Hebbal, portal data puts average flat rates around Rs 15,950 per sft, after gains of about 72% over three years; the Kempapura pocket averages close to Rs 16,450 but was flat over the latest year at about –1.5%. Thanisandra, further east, averages around Rs 11,500 per sft, and Yelahanka New Town around Rs 8,400. New luxury launches along Bellary Road sit at Rs 21,000 per sft and above.
We expect price growth to continue at a more moderate pace than in 2022–24. The rapid run-up has stretched affordability, and buyers are increasingly selective about location and developer.
Housing demand North Bangalore sees rests on three pillars. Jobs come first: global capability centres (GCCs) and start-ups have kept hiring, and office clusters such as Manyata Embassy Business Park, Kirloskar Business Park, and Karle Town Centre sit close to Hebbal. Airport access comes second, with NH-44 linking the north to Kempegowda International Airport. Infrastructure is third, led by the Blue Line airport metro.
North Bangalore also attracts a growing share of new supply. In the first quarter of 2026, it accounted for about 34% of the city's launches, with launches up 37% on the previous quarter.
Milestone | Target | Why it matters |
|---|---|---|
Hebbal–airport metro section | September 2027 | First rail link from Hebbal to the airport |
Full Blue Line Phase 2B, including Kempapura | March 2028 | Links the ORR office belt, Hebbal, and the airport |
Hebbal–Silk Board tunnel road decision | Pending as of May 2026 | Possible long construction period near Hebbal |
Hebbal short underground bypass | Land acquisition under way | Eases the flyover junction |
Each milestone can shift sentiment. Metro openings tend to support prices near stations, while long construction periods can dampen them temporarily.
Rents in North Bangalore should stay firm through 2026–27. New office leasing near Manyata and along the airport corridor keeps bringing professionals into the area, and many prefer to rent for a year or two before buying. Completed homes near offices let fastest, since tenants can move in straight away and see exactly what they are renting. At Misty Waters, live rents run from about Rs 44,000 to Rs 1.3 lakh a month across sizes and furnishing levels. Once the metro opens, homes within walking distance of stations such as Kempapura should gain a further edge with commuters working along the line.
Several risks could slow the market. Affordability pressure may cap price growth, especially at the top end. A slowdown in tech hiring would reduce new demand. Rising new supply in the north could create competition for resale sellers, and further infrastructure delays could test buyer patience. Global uncertainty has already softened sales in other cities this year. None of these risks is new, but together they reward buyers who choose carefully rather than quickly.
For end-users, the outlook favours completed homes in established, well-connected pockets, where you can see the finished product and avoid delivery risk. Hebbal fits that description, with offices within about 3.5 km, lakes nearby, and metro stations under construction. For investors, rental demand near the office parks supports yields of 3.5–4% a year for semi-furnished homes and 4–4.5% for furnished homes on the A-class developer benchmark.
At Misty Waters, a completed Prestige Group community of 558 homes in Kempapura, resale prices are shared on request. Our Hebbal price trend guide covers local figures in more detail, and our look at Bangalore's growth drivers explains the city-wide picture. See current prices to compare.
