North Bangalore's growth used to rest almost entirely on technology offices. That is changing quickly. The aerospace park Devanahalli impact on real estate is now one of the region's most discussed trends, as aerospace, defence, electronics, and airport-linked businesses bring large numbers of engineering and manufacturing jobs to the area around Kempegowda International Airport, about 30 km north of Hebbal. Below, we look at what is being built, how many jobs it may support, how it affects housing from Devanahalli to Hebbal, and the risks buyers should keep in mind before acting on headlines.
The Karnataka Industrial Areas Development Board (KIADB) developed a dedicated aerospace and defence park near Devanahalli, close to the airport. Its original proposal covered more than 1,700 acres across 13 villages. Tenants include aerospace, defence, and engineering firms, including global names such as Boeing and Airbus, alongside suppliers and research units, according to industry and regional reports.
Nearby, the 400-acre Devanahalli Business Park and other KIADB industrial areas add IT parks, hardware manufacturing, and logistics.
KIADB North Bangalore development extends beyond aerospace. The largest single investment is Foxconn's manufacturing plant on about 300 acres in Devanahalli, with investment reported at around Rs 21,911 crore. Reports in 2026 suggest the plant has hired close to 30,000 workers, with around 40,000 jobs planned. Hardware parks and electronics suppliers have followed, creating a manufacturing cluster that complements the office parks further south.
Industrial jobs bring a different kind of housing demand from technology offices: many workers look for affordable rentals close to the plants, while engineers and managers seek family homes within a reasonable commute.
Airport city Bangalore planners envisage is another growth engine. Kempegowda International Airport handled about 44.47 million passengers in FY26 and crossed 400 million cumulative passengers in April 2026. Around the terminals, the airport's own commercial district, Bengaluru Airport City, is adding offices, hotels, retail, and logistics, and the Blue Line metro will serve it through the Airport City and KIAL Terminals stations, with the Hebbal–airport section targeted for September 2027.
Airport-linked jobs in aviation, cargo, maintenance, hospitality, and retail add to housing demand across the corridor.
The effect varies with distance. Around Devanahalli itself, land and plotted developments have seen strong interest, with many new projects marketed to buyers betting on future growth. Further south, established areas such as Yelahanka and Hebbal benefit more indirectly, as senior staff, suppliers, and service firms look for homes with better schools, hospitals, and city access.
Hebbal's position matters here. From Misty Waters in Kempapura, the airport is about 30 km by road via NH-44, a route many residents already use for travel. Families where one partner works at the airport or aerospace cluster and the other in the Manyata office belt, about 2.5 km from Misty Waters, often find Hebbal a practical middle ground.
Connectivity will decide how widely the benefits spread. NH-44 already links Devanahalli to Hebbal and the city centre, and the Satellite Town Ring Road and the planned Peripheral Ring Road will add east–west routes across the north. The Blue Line metro will connect the airport with Yelahanka, Hebbal, and the Outer Ring Road office belt, making daily commutes between the aerospace cluster and established neighbourhoods more predictable. Once those links are in place, workers in Devanahalli will be able to live further south without long drives, which supports demand in areas such as Kempapura.
Industrial growth can take longer than announcements suggest. Some projects stay at the planning stage for years, and hiring depends on global demand for aircraft, electronics, and defence equipment. Newer areas around Devanahalli may also lack mature schools, hospitals, and civic infrastructure for some time. Plotted developments deserve particular care: check approvals, land titles, and registration before paying. A lawyer's review of the title chain is money well spent. Our North Bangalore market outlook and our look at the Peripheral Ring Road cover related infrastructure.
Buyers choosing between an early-stage Devanahalli project and a completed home closer to the city should compare total cost, commute, social infrastructure, and time horizon. Devanahalli offers lower entry prices and room for growth; established pockets offer immediate liveability and proven demand. At Misty Waters, a completed Prestige Group community of 558 homes, resale homes from 2 BHK to 4 BHK are available with prices shared on request. See the location page for distances.
